Hi everyone, I’m a foreigner planning to start an Airbnb business in Phuket, Thailand, using pool villas. My plan is to sign a sublease contract with the villa owner and then operate the property on Airbnb myself. If you have experience working in Thailand (as a VA, manager, or host), or have actually operated a similar business, I’d love to hear your insights. I will pay for helpful, detailed answers. Here are my main questions: I heard that running an Airbnb business in pool villas can result in fines if you get caught. How strict is enforcement in Phuket? How much are the fines usually? During the low season (May–October), how do most hosts manage? Do they switch to long-term rentals? Or do they just lower nightly rates and wait for short-term guests?
