Construction Manager
*** Looking for candidates in Phoenix, Arizona; Denver, Colorado, or Las Vegas, Nevada.
Objective
The Construction Manager is responsible for establishing capital budgets in partnership with Acquisitions teams and Asset Managers and for executing deferred, exterior, and interior CapEx business plans on schedule and within budget.
Tasks and Responsibilities
Execute the Business Plan

Perform physical due diligence for new acquisitions and recapitalizations.

Invite, coordinate, and schedule contractors and consultants to conduct complete evaluations of subject properties.

Partner with Asset Management and Acquisitions teams to develop capital improvement budgets and construction schedules.

Evaluate contractor proposals, consultant reports, third-party assessments, and lender requirements to establish CapEx budgets.
Execute the Deferred and Exterior Business Plan

Generate Requests for Proposals (RFPs) with detailed scopes, specifications, pricing breakdowns, schedules, and warranty requirements to ensure comparable evaluations.

Ensure projects remain within budget and are value-engineered as needed.

Prepare and manage preconstruction meetings with contractors and property staff to review scope, sequencing, and timing.

Establish approved days and hours of work and maintain emergency contact rosters.

Ensure contractors execute construction in accordance with contract documents.

Ensure a comprehensive transition of completed projects to onsite staff, including training on operation and maintenance of improvements.
Review and Approve Third-Party Invoices

Ensure invoices are complete, accurate, and include detailed descriptions of work performed.

Verify Schedule of Values (SOV) percentages accurately reflect work completed.

Confirm vendors, subcontractors, and suppliers have provided required releases.
Abilities / Qualifications

Experience in multifamily construction and property maintenance.

Strong analytical, interpersonal, and communication skills with attention to detail and accuracy.

Ability to work effectively under pressure while managing multiple priorities.

Adaptable, flexible, empathetic, and able to maintain composure in high-stress environments.

Ability to provide direction to subcontractors, consultants, and vendors.

Highly responsive to Asset Managers and Joint Venture partners.

Demonstrated initiative and ability to make independent decisions using sound judgment.

Strong written and verbal communication skills.

Solid math and analytical skills.

2–3 years of experience in commercial construction.

Ability to read, understand, and interpret contract documents, scopes of work, and Schedules of Values.

Demonstrated interpersonal and managerial skills.

Proficiency with Microsoft Office and relevant online tools.
Physical Demands

Ability to sit for up to 10 hours per day.

Ability to move freely around offices and job sites for up to 10 hours per day.
